FROM FACTORY TO GREEN-DESIGN SHOWPLACE.

FOR CLOSE TO A CENTURY — STARTING IN 1910 — THE PREMISES AT 234 W. FLORIDA WERE LIVELY WITH HANDS AND THEN THE CHATTERING OF INDUSTRIAL-SCALE KNITTING MACHINES.

Originally, the Gem Hammock and Fly Netting Company produced hammocks and flynets. After that the Allen D. Everitt Knitting Company rolled out a steady stream of hats, mittens, blankets and scarves.

In 2004, the industrious hum fell silent.

Four years later, after being acquired by Pieper Properties, the 100,000-square-foot, brick-and-timber structure received a complete and thorough restoration, modernization and all-around facelift.

Today, the seven-high historic structure presents a refurbished facade of Cream City brick accented with distinctive sunshades of bottle-green glass.
Towering ceilings, plenty of natural light and expansive balconies with some spaces make this one of the real showplaces of the up-and-coming Walker’s Point neighborhood.
Floor plans are flexible, permitting open use of an entire floor, or we can subdivide spaces to suit your individual needs. We’ve paid particular attention to the needs of small businesses, with prebuilt spaces in the range of 250-650 sq. ft. and leases short as one year. Larger spaces range from 1,500 sq. ft. up to entire floors of 13,500 sq. ft.

Green practices are another key ingredient in our commitment to providing you with a high-quality work environment. Low-flow toilets, waterless urinals and energy-efficient fluorescent lighting are used throughout our properties.

Indoor air quality is a particular priority with us. Starting with good old fashioned windows that open to the outside world and let the fresh breezes blow. We also insist upon green cleaning methods that cuts down on the volatile compounds to which some individuals may have sensitivities — which, in turn, cuts down on worker absences.

234 Florida is LEED-CS Silver certified as established by the US Green Building Council. LEED-certified buildings efficiently manage use of key resources through green practices in construction and operation, providing healthier working environments, producing less waste, and limiting impact on air and water quality.

Tenants have access to shower and locker room facilities on site, a welcome amenity for employees who commute by bicycle or exercise during the workday. We also have on-premises bicycle storage
